Welcome to Montana Ranch, a gated private residential community located outside of Gallatin Gateway, Montana, which is approximately 15 miles southwest of Bozeman and 30 miles North of Big Sky. Montana Ranch was developed with the intention of striking a balance between private home ownership and preservation of the stunning natural environment in which it exists. This website provides general information about Montana Ranch to current owners as well as to prospective buyers of property within the Ranch. Portions of the website are password protected for the benefit and convenience of the members of Montana Ranch Homeowners Association.

Montana Ranch Comprises approximately 2,500 acres of some of the most beautiful scenery in Gallatin County. The Ranch was developed into 29 parcels for single-family residences, generally ranging in size from 20-160 acres each. The large lot sizes afford each owner privacy and truly unique views, while still enabling them to be part of a Ranch community.
From the rolling hills on the Ranch, big views abound of Bozeman and the Bridger range to the East, the Hyalites and Spanish Peaks to the South, Ruby Mountain and the Tobacco Roots to the West and the Little & Big Belts to the North. Wildlife frequent the Ranch in all seasons - elk bed in the Ranch draws while deer hide in the tall grass. Bison roam on the neighboring Flying D Ranch and are often visible from the southern and western Ranch lots.
When the Ranch was developed, a significant amount of money was invested in infrastructure, providing Montana Ranch owners with a unique benefit today: paved roads run throughout the Ranch to each lot, electricity and telephone were brought to each lot, an equestrian center was built with seven stalls and three pastures. The Ranch has 10 miles of private equestrian and hiking trails for owners and their guests to enjoy. Owners are entitled to have horses on their lots, subject to the rules of the Montana Ranch HOA.
The Ranch is currently managed by the Montana Ranch Homeowners Association (“the Montana Ranch HOA”) and its Board of Directors. The Montana Ranch HOA aims to balance private home ownership and recreational pursuits with preservation of the natural environment and wildlife habitat at the Ranch. With this in mind, the Montana Ranch HOA established and adopted certain covenants and guidelines governing the use of the property and the design of residences. The current version of these documents are below, along with a map of the Ranch. Please note that certain lots, notably those designated on the map included below, are subject to additional covenants that pre-date the establishment of Montana Ranch. Prospective buyers are strongly encouraged to check with Gallatin County for the complete set of restrictions applicable to the lot they are considering, and to also contact the Montana Ranch HOA as part of their due diligence.
